Orlando Health Purchases Land Near Kissimmee for Future Expansion

KISSIMMEE, Fla. — Orlando Health has acquired a vacant parcel of land near the Kissimmee Gateway Airport, signaling plans for future growth in a rapidly developing area.

The nonprofit health system purchased 2.24 acres on Osceola Village Drive for $3 million from Plaza Street Fund 201 LLC, according to property records. While the land is currently undeveloped and lacks a formal address, it is zoned for commercial use. Orlando Health said the site will be used to meet “the region’s future health care needs,” though specific plans have not yet been disclosed.

The property sits across John Young Parkway from the new Lancaster Ranch Park, a 150-acre city park being developed in phases by the city of Kissimmee. The first $5 million phase opened in March and includes a petting zoo operated by Green Meadows Petting Farm.

Nearby, Everest Rehabilitation Hospital LLC is constructing a 40,000-square-foot hospital at 2040 Osceola Village Drive. The facility will offer 36 inpatient beds with space to expand to 53 if demand increases. An opening date has not been announced.

Matthew Weinberger, vice president at Lee & Associates Central Florida, said the presence of the Everest hospital could influence how Orlando Health develops its newly purchased site. Potential uses include a freestanding emergency department or a multi-tenant medical office building. “That 2.2 acres is a pretty cookie-cutter site for a 15,000- to 20,000-square-foot buildout,” Weinberger told Orlando Business Journal.

He noted that health care development in Central Florida often follows residential growth, with outpatient facilities built to support expanding neighborhoods. The Kissimmee area has seen a sharp increase in population, rising from 59,682 residents in 2010 to an estimated 84,756 in 2024, according to the U.S. Census Bureau.

The land is situated near several residential and commercial projects, including 137 single-family homes, the 316-unit Origin at Shingle Creek apartments, and 302 townhomes in the Osceola Village development. A new PJ’s Coffee location is also planned for a nearby retail center.

Orlando Health manages $12 billion in assets and reported $7.2 billion in revenue for fiscal year 2024. The system operates facilities in Florida, Alabama, and Puerto Rico, employing more than 38,000 staff members and 1,800 physicians. In the past year, it recorded over 242,000 inpatient visits and 6.9 million outpatient visits.
