Florida Still Home to Many of the Nation’s Most Expensive Zip Codes

According to PropertyShark, an online real estate database company, the Sunshine State ranks among the country’s most exclusive zip codes for the ninth consecutive year.

And the cost is getting even pricier. 2024 home sales increased in two-thirds (67%) of the top 100 most expensive zip codes, with many communities setting new historic records. One of them is the most expensive zip codes in Florida (in Miami Beach) – the 4th most expensive in the country:

The 33109 zip code is the priciest and the only area in Florida making an appearance into the nation’s top 100 most expensive zip codes, ranking #4 with a median sale price of $5.75 million.

Since 2019, its median sale price has more than doubled, rising from $2.4 million to its current record level. This marked the five year of continuous price growth for this ultra-exclusive Fisher Island community.  Miami Beach was the only Southeastern entry to make it into the top 10, dominated by Northeast and the West Coast.

Looking into the 100 most expensive zip codes in the U.S. by closed home sales we found that after last year’s widespread price contractions, 2024 was a year of cautious recovery for the country’s leading luxury markets. In fact, 67% of the country’s most exclusive zip codes saw prices rise and multiple locations set new pricing records, including Florida’s most expensive zip code, the perpetually pricey zip 33109 on the Miami Beach enclave of Fisher Island.

More key findings from the study: 

Florida ranks among the country’s most exclusive zip codes for 9th consecutive year.

The leading zip codes of Florida, Boston & Maryland are all exclusive island communities.

Atherton remains the #1 most expensive zip code in the U.S. for 8th consecutive year but slips under $8M.

78% of the most exclusive U.S. zip codes cluster in the Bay Area, metro L.A.and the New York metro.

The analysis used by PropertyShark was based on year-to-date closed sales.
