Amazon Expands South Florida Operations with Major Opa-Locka Warehouse Lease

Amazon has signed the largest industrial lease in Miami-Dade County for the second quarter of 2025, securing a 235,850-square-foot warehouse in Opa-Locka.

The facility, located at 12805 N.W. 42nd Ave., was developed by Prologis in 2023 and sits less than a mile from Amazon’s major fulfillment center at the Miami-Opa Locka Executive Airport. Amazon spokesperson Owen Torres confirmed the lease and said the site will be used by the company’s AMXL division, which focuses on delivering oversized items such as furniture and large appliances.

“This site will serve South Florida as part of our Amazon delivery network for extra-large packages,” Torres said. “We’re always looking for ways to better serve our customers in communities across the country, including in South Florida.”

According to Cushman & Wakefield’s latest industrial market report, Amazon’s lease was the quarter’s largest in the county. While Miami-Dade saw positive net absorption of 450,532 square feet in the first half of 2025, the overall industrial vacancy rate rose to 6.4% — a 190-basis-point increase from the previous year — due to a wave of new warehouse inventory.

Asking rents have dropped 4.6% to $16.60 per square foot. The report forecasts that industrial vacancies will peak at just over 7% in the coming year, though developers are expected to slow construction in response to the changing market.
